So true! I've been renting a store to a pizzeria for many years. They've always struggled because the space is in a somewhat marginal area with lots of competition from pizza chains, difficult metered parking, constant garbage and littering problems, health department and sanitation inspections, increased taxes, and all kinds of city rules and regulations. With all the city's postings on the walls for recycling, etc., the once beautiful, tasteful ceramic-tiled interior now looks like a Coney Island tattoo parlor. I haven't raised their rent in 3-4 years, and am in the process of having exterior security cameras installed for them at my expense. I hope the husband and wife who work long hours can continue.
